About Jay: Jay Toluganti (toe - luh - GUN - tee) came to the United States from India in 2014 with a background in software engineering and an entrepreneurial instinct that many first-generation immigrants know well — the drive to build something of his own. He settled in the Tampa Bay area and spent several years in the staffing industry, helping grow a company from a five-person operation to over 80 employees and $8 million in revenue. When the headwinds of COVID shifted his path, Jay turned his full attention to real estate. What followed was not an overnight success story. Jay immersed himself in nearly every corner of real estate investing — tax liens, tax deeds, note investing, self-storage, house flipping, new construction, and land wholesaling — learning as much from his losses as from his wins. A tax deed purchase that went sideways taught him lessons no course could. Persistence eventually led him to land wholesaling, where he locked up approximately 250 infill lots for builders and successfully closed on 160 of them in the last three years. Today, he focuses on residential single-family flips across Florida and the Midwest, with six completed sales, one under contract to sell, and four active rehabs in the last 12 months. Jay credits much of his real estate education to the authors, mentors, and fellow investors he has met through TBREIA — and three of his current deals are partnerships with people he met right here at these meetings. He founded Lake Capital Group LLC to channel that same firstgeneration drive into building a lasting real estate business, one deal and one lesson at a time.
